House Rules
1. AC / Fans / Lights / Hot Water / Cooktop Please turn off all AC units, fans, and lights when you're not inside the unit (if applicable). Help us conserve energy and prevent unnecessary maintenance visits—additional fees may apply if staff needs to enter your unit to turn things off. Please note: excessive utility usage may also result in additional charges. If an A/C is left running while you’re away, a $25/day per A/C fee will apply. 2. Parking Kindly park only in your assigned space (if provided). If you’re using street parking, be sure to follow all posted signs to avoid tickets or towing. For the Ewa Beach unit, please park on the right side of the driveway, staying to the right of the gate and leaving about 1 yard of space from the mailbox to avoid blocking the mail carrier. 3. Pets We love animals, but this property is strictly no pets allowed. Violating this policy may result in additional cleaning fees and immediate eviction without a refund. 4. No Parties Parties are not permitted at any time. We want to keep a peaceful environment for everyone. 5. Guests Only registered overnight guests are allowed on the property. No visitors or unregistered guests are permitted. Please ensure your guest count is accurate—unregistered guests may incur extra charges and could lead to eviction. For your safety, we require a valid photo ID that matches the name on the reservation. 6. Smoking Smoking is allowed only outside and away from the building. Please do not smoke inside the unit, in the hallway, or in the parking area. Violation is ground for eviction and fine of $350 per occurrence. 7. Quiet Hours This is a residential neighborhood. Quiet hours are from 9:00 PM to 8:00 AM. Thank you for being considerate of our neighbors. 8. Candles For safety reasons, please do not burn candles or use anything that may be a fire hazard. 9. Furniture Please do not move the furniture. We’ve set it up for comfort and functionality. 10. Remotes and Other Items Kindly leave all remote controls and other items where you found them. Missing or relocated items may result in a replacement charge. 11. Check-Out Please check out by the designated time listed for your unit. This helps us prepare the space for the next guest. 12. Damage If something breaks or gets damaged during your stay, please let us know right away. If the damage was caused by you or your guests, the cost of repairs or replacement will be billed to your account. Unreported damage may also result in additional charges. 13. Trash Guests are responsible for removing all trash, recyclables, and opened food from the unit before checking out. Place everything in the tightly close trash bags and then in appropriate outdoor bins: – Blue bin is for recyclables (clean paper, plastic, cans, etc.). – Green bin is for yard waste like leaves and branches—do not place trash bags in this bin. – Black bin is for regular household trash. Extra cleaning fees apply if trash is left behind in the unit or loose trash that cause additional cleaning of the bins. Please also take the bins to the curb on the posted collection day. 14. Dishes Please wash any dishes before you check out. If your unit has a dishwasher, rinse and load the dirty dishes and run the cycle before you leave. Additional cleaning fees apply if dishes are left dirty. If you're in a shared unit (ex: private room with shared kitchen), please keep the shared space clean (wash your dishes after each use, no trash...) and do not leave personal belongings in shared spaces. 15. Supplies We provide a small starter supply of basics such as toilet paper, paper towels, dish soap, laundry detergent, and toiletries. If you run out during your stay, you’ll need to restock those items yourself. 16. Locking Up For everyone’s safety, lock all doors and windows when leaving the unit. If your unit has a lockbox, please lock it back up after use. Leaving it open puts the property at risk. We do our best to keep the property safe, but we cannot be responsible for personal belongings left in the unit or common spaces. 17. Pest Control Although our property is professionally treated, occasional sightings of ants, geckos, or other bugs may still occur. This is normal for Hawaii and not grounds for a refund or cancellation. Please report any issues so we can address them promptly. 18. Shoes No shoes are allowed inside the home. Please leave your shoes outside the unit. Indoor slippers are welcome. 19. Drains Before entering, rinse off any sand—especially in beach areas. Do not wash sand down the shower or sink, as it can clog the plumbing and lead to repair charges. Please use a hair catcher in the shower to prevent drain blockages. 20. Laundry If your unit includes laundry access: – Shake out and remove all sand and debris from clothing before placing items in the washer or dryer. – Clean the lint trap after each use. – Leave the washer door open after a cycle to prevent mold. Once dry, you may close the lid or washer door. 21. Key / Lockbox If your unit has a key, please place it back in the lockbox each time you leave or after entering. Lost key replacements are $30 plus a $35/hr service fee. If your unit has keyless entry, no action is needed. 22. Mail & Packages We cannot accept mail or packages. Please use USPS General Delivery or arrange pickup with a local carrier hub if you need to receive something during your stay. 23. Maintenance Our maintenance team may need to access the unit for routine work, such as spraying for bugs. Thank you in advance for your cooperation. 24. House Rule Violations Failure to follow these rules may result in a fine and/or immediate eviction. We appreciate your respect for the property and community. 25. Linens / Towels If linens or towels are lost or damaged during your stay, you’ll be charged twice the replacement cost. 26. No Refund Policy We cannot offer refunds for appliance malfunctions, weather events, nearby construction, or natural disasters. We’ll do our best to address any issue quickly, but appreciate your understanding. 27. Complimentary Equipment Use Some units may offer complimentary use of items like bikes, or beach gear. Use them at your own risk—these activities carry inherent hazards. By using them, you accept all responsibility and agree not to hold the property owner or property management liable for injury, loss, or damage.

This is a true oceanfront home, so you’ll enjoy the sounds of waves and fresh sea breezes throughout your stay. You may see the occasional beachgoer or local fisherman passing by. The backyard is a shared space, and the caretaker lives on the property to help maintain the home and ensure a smooth experience. The ocean is directly behind the home and not gated—please keep a close eye on children and ensure their safety at all times. We provide basic beach gear and home essentials for your comfort, including a starter supply kit with items such as coffee, shampoo, dish soap, laundry detergent, and toilet paper. These are intended to get you settled in, but guests are responsible for purchasing additional supplies once the initial set runs out. Please note this is a non-smoking and pet-free property. Quiet hours are from 9 PM to 8 AM. Guests are responsible for any damages or excessive cleaning beyond normal use. The rental term will reflect a full 30-day period, and rates are fixed for that term—regardless of the number of days the property is occupied. This arrangement offers flexibility for guests planning a short or extended vacation, working remotely, or simply looking for a peaceful island retreat.
